Every flood technician, extraction specialist, and supervisor on an emergency call-out, from arrival until the site is stabilized. Also any mitigation work after 5pm, overnight, on weekends, or on public holidays.

Booked mitigation work Monday to Friday, 8am to 5pm: follow-up drying checks, moisture readings, equipment moves, and planned removals.

Sewage backup, outside flood water, and other contaminated water, at any hour. Replaces the emergency rate rather than adding to it. PPE, disposal, and equipment billed separately.

Moving furniture and belongings and cleaning affected areas. Non-technical support only; same rate at any hour.

Compact air movement for confined spaces and targeted drying.

High-velocity floor and wall drying.

Large-volume air movement for bigger affected areas.

Standard moisture removal during drying.

High-capacity dehumidification for larger losses.

HEPA air filtration during mitigation. Does not include mold remediation or hazardous-material abatement.

Higher-capacity HEPA filtration for larger areas.

Drying inside wall cavities and under cabinets without full removal.

On-site coordination, scheduling, quality control, and client and adjuster communication.

Finish carpentry, trim, doors, built-ins, and detailed millwork.

Framing repairs, rough carpentry, fixture blocking, and general rebuild work.

Hang, tape, mud, texture match, and finish walls and ceilings.

Prep, priming, cut-in, and finish coats with color and sheen matching.

Hardwood, engineered, tile, and carpet installation or repair.

Selective demolition and material removal ahead of rebuild.

Material handling, protection, cleanup, and crew support.

Any rebuild trade working evenings, overnight, weekends, or public holidays at your request or because of building access.

Applies to rebuild and repair scopes. Small punch items can be quoted as fixed packages.

Hanging new drywall on walls after water damage.

Thicker or fire-rated board where code or the building requires it.

Standard paint-ready finish.

Added to the finish rate to match knockdown, orange peel, or other textures.

Prep and two finish coats on walls. Paint billed separately.

Prep and two finish coats, including cut-in at edges and fixtures.

Baseboard, casing, and door finishes with masking and detail work.

Hardwood or engineered flooring installation.

Replacing damaged boards and blending them into the existing floor.

Ceramic, porcelain, or stone floor tile, including layout.

Bathroom and kitchen wall tile with waterproofing membrane.

Replacement carpet and pad.

Plywood or underlayment repair before finish flooring.

Upper and base cabinets, installed or rehung after drying and wall repair.

Standard vanity, anchored and leveled. Plumbing billed separately.

Templating and install labour for stone or solid-surface tops. Fabrication billed by the supplier.

Remove and reset or replace a toilet with a new wax seal. Fixture cost separate.

Sink, tub, or shower fixtures. Fixture cost and rough plumbing separate.

Backer board, waterproofing, and tile labour for wet-area rebuilds.

Epoxy or polyurethane injection of foundation or slab cracks.

Interior perimeter drain labour. Sump, pump, and materials billed as scoped.

Interior vapor barrier or under-slab membrane labour.

Membrane labour where the exterior foundation can be excavated.

Applies to standalone waterproofing jobs. Combined rebuild packages can be quoted as a fixed scope.

Ram board, plastic containment, and furniture protection in occupied spaces.

Temporary barriers that isolate work areas in apartments and brownstones.

Dumpster, bag-out, and landfill fees.

Fixtures, finishes, and materials we purchase and stage for your job.

Added to regular-hours contracting labour when co-op or condo rules, freight elevator bookings, or access windows constrain the schedule. Not added to the $225/hr after-hours rate.
